Only the Sheriff (Court Enforcement Office) can physically remove a tenant in Ontario after an eviction order — never the landlord, and never through changing locks, removing belongings, or shutting off utilities.

  • Step 2 — The deadline passes: If the tenant hasn’t moved out, the landlord requests Sheriff enforcement.
  • Step 3 — The Sheriff schedules enforcement: Timing varies by region; the tenant typically receives some advance notice.
  • Step 4 — Enforcement day: The Sheriff oversees the tenant’s departure and the landlord regains legal possession.

A self-help shortcut at this final step — changing locks or removing belongings personally — can create new liability even after months of doing everything else correctly.
